FIRST AMENDMENT TO LEASE — EVERGREEN FRESH MARKET — NORTHGATE PLAZA, SUITE A-100

This First Amendment to Lease is executed October 15, 2020 between Northgate Retail
Partners LLC (Landlord) and Evergreen Fresh Market LLC (Tenant).

1. TERM. The Term is extended five (5) years, from February 1, 2021 through
   JANUARY 31, 2026.
2. BASE RENT. Effective February 1, 2021 base rent is reset to $18.50 per rentable
   square foot per year (32,000 RSF = $592,000 annually), escalating two percent
   (2.0%) on each February 1 thereafter.
3. OPTIONS. Tenant retains two (2) five-year renewal options.
4. All other terms of the Lease remain in full force and effect.
