SECOND AMENDMENT TO LEASE — EVERGREEN FRESH MARKET — NORTHGATE PLAZA, SUITE A-100

This Second Amendment to Lease is executed November 20, 2025 between Northgate Retail
Partners LLC (Landlord) and Evergreen Fresh Market LLC (Tenant).

1. TERM. The Term is extended five (5) years, from February 1, 2026 through
   JANUARY 31, 2031.
2. BASE RENT. Effective February 1, 2026 base rent is reset to $21.00 per rentable
   square foot per year (32,000 RSF = $672,000 annually), escalating two percent
   (2.0%) on each February 1 thereafter.
3. TENANT IMPROVEMENT. Landlord shall provide a refrigeration-upgrade allowance of
   $150,000, disbursed per Exhibit B.
4. OPTIONS. One (1) five-year renewal option remains.
5. All other terms of the Lease, as previously amended, remain in effect.
