Owner reporting and KPIs

The monthly owner package answers five questions: How did we perform (statement vs budget, variances explained)? Who pays us (rent roll, aging)? What is coming (expirations, capital items, alerts)? What happened physically (maintenance highlights)? What needs a decision? Everything else is appendix.

KPIs worth a dashboard: occupancy (by SF, dated), NOI trailing-12 (windowed, not "last year"), collection/delinquency rates, budget variance YTD, rollover exposure in SF and rent for the next 24 months, and capital committed vs plan. Every figure carries its period and source — a number without a window is an argument waiting to happen.

Report hygiene builds trust: same layout every month, definitions stable, restatements flagged loudly, estimates labeled as estimates. Owners forgive bad months; they do not forgive discovering the report hid one.
