About Brikka

Brikka exists to make commercial real estate ownership and management more efficient by bringing property documents, financial data, physical building information and AI intelligence into a single property-centric platform.

The idea

A commercial property generates thousands of records across decades — leases and amendments, rent rolls, operating statements, utility bills, equipment nameplates, loan documents, county filings. Today those records live in inboxes, shared drives and departing employees' heads. Brikka gives each property one persistent, secure profile where those records accumulate into an organized, continuously updated body of knowledge — and puts an AI assistant on top that answers questions from it, with citations, honoring who is allowed to see what.

What makes it different

Property-centric, not file-centric

The unit of organization is the asset itself. Documents, people, systems and history attach to the property and stay there through staff changes and sales processes.

Structured facts + documents

The platform keeps authoritative structured data (leases, financial lines, equipment) alongside the source documents — the AI consults the database first and uses documents for verification and context, not the other way around.

Provenance and temporal precedence

Every important fact carries its source, dates and confidence. Signed documents outrank rent rolls; newer outranks older; human verification is authoritative; superseded values stay on record. The AI explains its sourcing.

Permissions before intelligence

Role-based and property-level access control is enforced before AI context is built — a vendor asking the assistant a question cannot reach financials, and organizations are fully isolated from one another.

Where the product is today

This site runs the core platform: secure organizations and roles, property profiles with documents, financial dashboards, lease intelligence with provenance, utility anomaly detection, vendor and equipment registers, alerts, reports, and property + portfolio AI assistants with citations. A demonstration workspace with three fictional properties is open from the sign-in page.

The roadmap adds automated document extraction pipelines, county public-records connectors, discounted-cash-flow and market analytics, photo/nameplate computer vision for building equipment, floor-plan intelligence and enterprise integrations (accounting systems, SSO). Features ship module by module on the same data architecture.

Data stance

Your records stay yours: organization isolation, property-level grants, audit trails on changes, AI answers restricted to your own records. Figures always carry their reporting period; estimates are labeled as estimates; the demo workspace is entirely fictional.
