Lease abstraction checklist

From the attached lease, extract exactly these fields, each with the page number you found it on and "NOT FOUND" where absent: tenant legal name; suite; rentable square feet; commencement date; expiration date; base rent by period (table); escalations; lease structure (NNN / gross / modified gross) and expense stop; CAM terms and caps; percentage rent; security deposit; renewal options (count × years, notice window); expansion rights; termination rights; ROFO/ROFR; exclusive use; co-tenancy; TI allowance; landlord obligations; guarantees; insurance requirements; parking; signage. Flag any clause where an amendment might supersede the base lease. Do not guess: cite pages.

Budget variance review

Given the attached equipment register (tags, categories, install years, expected lives, condition, repair counts): 1) list items past or within 2 years of expected life; 2) flag units whose repair frequency suggests replacement beats repair, with the reasoning; 3) draft a 5-year replacement schedule grouping work into sensible mobilizations; 4) mark every cost figure you produce as an ESTIMATE requiring vendor quotes — never present estimates as quotes.

Investor-question prep

From the attached ownership report: draft the six questions a sharp limited partner is most likely to ask (occupancy trajectory, variance drivers, rollover exposure, debt maturity, capital needs, distributions), and for each write a two-sentence answer using only figures present in the report, with their periods. Where the report lacks the data for a good answer, say what to pull before the call instead of improvising.
