Building systems and the equipment register

Know the machines: HVAC (rooftop units, chillers, boilers, cooling towers), electrical (switchgear, panels, distribution), vertical transport (elevators), envelope (roof, walls, glazing), life safety (fire alarm, sprinklers/ESFR, pumps) and site systems (parking, irrigation, lighting). Each has a nameplate identity — manufacturer, model, serial, capacity — an install year, an expected service life, and a service history.

The equipment register is the asset-level inventory of all of that. With ages and expected lives in one table, replacement stops being a surprise: a 2005 TPO roof with a 20–25 year life is a 2028-planning conversation in 2026, not a 2029 emergency. Registers also anchor vendor accountability (service dates against the contract) and insurance questions (what exactly is installed).

Capacity and serving relationships matter: which suites does RTU-4 serve? What is on the panel with no spare breakers? When equipment maps to spaces and tenants, outages become manageable communications instead of mysteries.
