Insurance and risk management
The core program: property coverage (the building, at replacement cost, with attention to deductibles and named perils), general liability (slip-and-fall and premises claims), umbrella layers above both, and where relevant loss-of-rents, flood/quake, and equipment breakdown. Lenders set minimums; leases set what tenants must carry and evidence with certificates.
Renewal is an annual project, not a formality: values updated (construction costs move), loss runs reviewed, deductibles re-chosen against premium, and markets shopped in hard cycles. An expiring policy without a bound renewal is an ownership-level emergency — which is why expiry dates live in the alert system.
Risk management is mostly boring and physical: lit stairwells, cleared walks, tagged extinguishers, documented inspections, vendor COIs on file. Claims are won and lost on the records kept before anything happened.
